ARTICLE 4 — EXTERIOR IMPROVEMENTS

4.1 Review Procedure. Any exterior improvement visible from a street or common area shall be submitted to the Architectural Review Committee (the "Committee") on the form provided by the Association. The Committee shall respond in writing within thirty (30) days of receiving a complete application.

4.2 Fences

All fences require written approval from the Architectural Review Committee before installation.

Applications shall include a plot plan showing the proposed fence location, together with the height, materials, and finish color. Fences shall not exceed six (6) feet in height in rear yards or four (4) feet in height in side yards forward of the rear building line.

Permitted materials include cedar, vinyl, and powder-coated aluminum. Chain link, barbed wire, and unfinished plywood are prohibited on all Lots. The finished side of any fence shall face outward toward adjoining Lots and common areas.

4.3 Maintenance. The Owner shall maintain any approved fence in good repair, including replacement of damaged sections and periodic refinishing consistent with the approved color.
